GENERAL STATEMENT OF RESPONSIBILITIES

Under general supervision, this position is responsible for performing complex skilled and technical
work in the repair, maintenance and installation of building water and sewer systems, fixtures and
equipment. Serves as a lead worker. Reports to the Operations Superintendent- Building Services.

ESSENTIAL JOB FUNCTIONS

Troubleshoots , repairs and installs water and sewer systems; designs and re-designs systems to meet
national and state code; performs inspections and tests on plumbing equipment and systems. Repairs
and replaces water heaters and recirculating pumps; clears stoppages in drains and sewers.

Operates assigned service vehicle, maintains inventory of spare parts and initiates procurement of
replacement supplies and equipment as necessary; makes cost and material estimates; collects data for
preventive maintenance system and maintains activity logs.

Designs, installs and tests gas lines and supply components based equipment pressure and volume
requirements; trains and provides guidance, direction and instruction in plumbing systems; inspects
work performed and assists with recruiting and selection activities. Completes work orders and
reports as needed.

Performs other duties as assigned.

REQUIRED KNOWLEDGE

Plumbing – Through knowledge of plumbing and related systems to lead diagnostic tasks for
complex maintenance and repair activities; thorough knowledge of the standards, practices and
equipment of the plumbing trade and applicable state and national plumbing and safety codes. 

Equipment Operation – Thorough knowledge of the proper procedures for operating, inspecting
and maintaining tools and related equipment as needed to construct and maintain properties and
equipment. Knowledge of laws and regulations governing the operation of equipment.

Safety – Knowledge of occupational hazards, safety precautions, and safety regulations related to
equipment operation, hazardous materials, traffic patterns and conditions, and other work related
precautions.

professional relationships with employees and the public. 

Judgement/Decision Making – Ability to anticipate, identify and evaluate potentially dangerous,
unusual or deviating situations and to exercise appropriate judgment to establish priorities and take
prompt action for problem resolution.


REQUIRED ABILITIES 

Time Management – Plans and organizes daily work routine. Estimates expected time of

completion of elements of work and establishes a personal schedule accordingly. Implements work
activities in accordance with priorities and estimated schedules. 

Communication – Ability to communicate ideas and verbally and in writing effectively so others
will understand. Ability to listen and understand information and ideas being presented verbally
and in writing.


EDUCATION AND EXPERIENCE

Requires a high school diploma and 5-7 years of experience in the servicing, maintenance and repair of
plumbing systems or a related field and 1-2 years of lead or supervisory experience or an equivalent
combination of education and experience.

Requires a Master Plumber’s License from the Virginia Department of Professional and Occupational
Regulation be obtained within one year of employment.

ADDITIONAL REQUIREMENTS

Requires an acceptable general background check to include a local and state criminal history check
and a valid driver’s license with an acceptable driving record.

Requires satisfactory results from a pre- employment medical evaluation.

Must obtain the Department of Professional and Occupational Regulation (DPOR) Backflow
Prevention Device Worker Certification within one year of employment.

Must successfully complete the required National Incident Management System (NIMS) Incident
Command System Certifications within one year of employment.

The job is considered Essential Personnel and will be required to work during and following natural
disasters and emergency situations.

PHYSICAL REQUIREMENTS

Tasks require the regular and, at times, sustained performance of moderately physically demanding
work. 

Some combination of climbing and balancing to include climbing ladders, stooping, kneeling,
crouching, and crawling. 

May involve the lifting, carrying, pushing, and/or pulling of moderately heavy objects and
materials (20-50 pounds).


SENSORY REQUIREMENTS

Some tasks require the ability to perceive and discriminate sounds, odors, depth, texture, and
visual cues or signals. 

Some tasks require the ability to communicate orally.

ENVIRONMENTAL EXPOSURES

Performance of essential functions may require exposure to adverse environmental conditions, such as
odors, wetness, fumes, temperature and noise extremes, hazardous materials, confined spaces,
machinery, vibrations traffic hazards, toxic agents, disease, or pathogenic substances.
